The right environment is personal.
Blue Zones show a simple idea at regional scale: environment shapes repeated behaviour. I apply that logic to one buyer and one residence.
Before showing a listing, I want to understand the one or two conditions you will genuinely use every week — a serious lap pool, a running park, quiet bedrooms, access to the sea or a walkable daily routine. That becomes a filter, not an amenity wish list.

Isn’t wellness real estate just marketing?+
Sometimes. That is why I look beyond the word: certification scope, plans, specifications, location conditions and the operating model after handover. A gym or treatment room alone is not evidence.
Is Dubai overpriced right now?+
There is no useful city-wide answer. Value depends on entry price, competing supply, payment structure, micro-location, product quality and your holding period. I assess the specific purchase, not the market headline.
What can actually be verified before completion?+
Planning documents, floor plans, orientation, material schedules, certification targets, developer track record, escrow and payment terms can be examined. Future service quality and lived performance remain risks and should be described as such.
Do you only advise people buying to live in the property?+
No. The same method applies to investors, but the emphasis shifts toward tenant demand, retention, operating cost and resale liquidity.
